A sign in the yard is the part a lot of people along I-5 want to skip. You may live in Redding, Anderson, Shasta Lake, or Red Bluff. You may be a few exits off the freeway, on a street where the neighbors already know the cars. The path people usually describe is photos, a lockbox, a string of appointments, and an open house on a Saturday. That path puts the house in public while you are still deciding whether to sell. If the rooms are not ready for strangers, or you simply do not want the traffic, you can still ask what a cash sale would look like.
I am Derek Torculas. I buy houses through NorCal Home Offer. The office is at 940 Merchant St, Redding, CA 96002, a short drive from the Sundial Bridge and Turtle Bay. When you call or text (530) 999-7694, you reach this office. Anderson, Shasta Lake, and Red Bluff are on the same freeway. The person who looks at the house is local.
This is not legal advice or tax advice. A sale still goes through title and escrow. Questions about who can sign, a payoff, a lien, or what a sale means for taxes belong with your own attorney, your lender, or a CPA. A cash buyer cannot answer those questions for you.
Short version: You call, text, or use the form. We arrange one visit and look at the house as it sits. If the property needs another look, we set that time with you. There is no open house and no calendar of buyer showings. You get a written cash offer with no obligation. If the number works for you, a local title and escrow company opens the file. You help choose a closing date that fits your move. That date is case by case. Staying after closing is also case by case. We do not promise a rent-back. If a stay is agreed, it goes in writing through escrow. When the timing works, we can close in as little as 7 days. We buy the house as-is. We pay both the buyer's and the seller's closing costs. We buy the house ourselves. We are not a wholesaler.
The same path, written out in full, is on how we buy houses. Redding, where the office is, is on our Redding page. The county around it is on our Shasta County page.
What a public sale usually asks of you
A listed sale is a real option. If the house shows well and you want the open market, an agent may fit better. Asking us for a number does not stop you from listing later. The cash offer is free either way, so you can set the two paths next to each other before anyone spends money on paint, photos, or a dumpster.
A listing, in ordinary practice, often asks for a few things people along this corridor dread. None of them is required before you can ask for a cash number.
- Photos. The rooms go online. A kitchen that still looks lived in, a garage that was never sorted, a chair everyone on the block would recognize: those become part of the advertisement unless someone packs them away first.
- A sign. The sale is visible from the street. On a Redding block, in Anderson, in Shasta Lake, or in Red Bluff, neighbors notice.
- Showings. Buyers, and often their agents, make appointments and walk through. Someone has to open the door, leave for a while, and come back to a house that was just toured. If you are already packing, or you live out of town, that calendar is the hard part.
- An open house. The door is open for a stretch of time. You do not pick every person who comes in. People who are only curious may stop by. That is how an open house works. It is also why some sellers will not hold one.
- A lockbox. A listing often leaves a lockbox so other agents can get in when you are not there. You do not have to do that to ask us for a number.
Some sellers are comfortable with all of that. Some are not, and both reactions are ordinary. A house with deferred repairs, a full garage, belongings a parent left in the rooms, or a move that is already underway does not have to be staged before you know what a cash number would be.
One arranged visit is not an open house
Skipping showings does not mean we buy a house we have never seen. It means the public is not invited while you are still deciding.
We schedule a visit so the written number matches the property, not a guess from the curb. You pick a time that works. You do not have to stage the rooms, paint, or clear the counters for photos. You do not have to hide the projects. If you cannot be the person who opens the door, someone you trust can meet us. The office we leave from is 940 Merchant St, Redding, CA 96002.
That visit is for us. It is not a tour for other buyers. There is no sign in the yard for that step, and the rooms are not posted as a listing. Your neighbors are not invited. If the property needs a second look, for example an outbuilding, a long driveway, a well, or a septic system we could not see the first time, we tell you and set another time with you. It is still our appointment. It is not a weekend of showings, and it is not an open house.
A manufactured home or a mobile home is part of that same visit only when the home sits on land you own. Homes in parks are outside what we buy. Mention that on the first call so we are looking at the right kind of property. The same limit is on mobile homes on your own land.
A written offer you can sit with
After the visit, you get a written cash offer. It is free. There is no obligation to accept it. You can set it next to keeping the house or listing it with an agent. Share it with a spouse, a co-owner, or your own advisor if you want another set of eyes. Nothing is final until you sign. If a cash sale is a poor fit, you should hear that too.
The offer is a number for the house as it sits. It is not advice about your taxes, your loan, or who is allowed to sign. Those stay with the people who are licensed to answer them. This article is not legal advice or tax advice.
Get your cash offer, no obligation
If you accept, title and escrow open the file
If the number and the timing work for you, we put the agreement in writing. You should be able to read what you are signing before anything is final. A local title and escrow company then opens the file, checks title, and requests a payoff from your lender if a mortgage or another lien has to be paid. Escrow is a neutral third party. The sale is not finished with a handshake and no title work.
We are the buyer on that paperwork. NorCal Home Offer buys the house and closes with you. We are not a wholesaler. You are not introduced to a different buyer partway through. What the offer covers, and what still comes out of proceeds, is spelled out on how we buy houses.
You help choose the closing date
You help choose a closing date that fits your move. The date is case by case. It is not one date we assign to every seller on I-5. A house in Redding, a rental in Anderson, a place in Shasta Lake, and a home in Red Bluff can need different dates. Ask for the date that fits what you actually have to do, before you sign.
When the timing works, we can close in as little as 7 days. If you need a later date so you can move, line up the next place, or wait on a signature, say so. A later date is still case by case. A title question, a missing signature, or a payoff that is still being confirmed can move the date. We will tell you if that happens. We do not pick a date and then go quiet.
On closing day you sign with escrow. We pay both the buyer's and the seller's closing costs. You do not pay an agent commission to us. A mortgage payoff, if one is owed, is paid through escrow. Prorated property taxes and other amounts that have to clear title still come out of the sale proceeds if they are owed. We walk through that with you before you decide.
The house can sell as it sits
You do not have to repair the roof, replace the carpet, or paint a room so the house will photograph. You do not have to empty it for an open house. Take the papers and the things you still want. Furniture and belongings you are leaving can stay. Empty-house staging is not required before you ask for a number.
That idea is written out for Anderson on what happens to your belongings in a cash sale. The order of a closing, written for Shasta Lake, is on the plain-English closing steps. The Redding walk-through, from the first call to closing day, is the same office and the same paperwork. This page is the part those posts share: you do not have to hold showings or an open house to get there.
Staying after closing is a separate question
The closing date is the first place to get time. If that date still leaves you in the house, say so in plain words on the first call. Staying after closing is handled case by case. We do not promise a rent-back. We do not promise how long a stay would last, or what a stay would cost.
There is no standard stay printed on this site. If a stay is agreed, it is put in writing through escrow. A phone call is how you ask. It is not the agreement. The same rule is on our note about what sellers ask before counting on a stay after closing. It applies to a house in Redding, Anderson, Shasta Lake, or Red Bluff the same way. Ask before you sign, and do not count on a stay that is not written.
The towns this stretch of I-5 actually includes
The freeway is the landmark people use when they describe where the house is. The visit starts from the same office for all of them.
- Redding is the Shasta County seat. The office is on Merchant Street. Turtle Bay and the Sundial Bridge are the landmarks people use for the north side of town. If the house is in Redding, say the neighborhood or the cross street. We do not need a polished description.
- Anderson is the next city south, still in Shasta County, still on I-5. A rental you are done managing and a house you live in are both worth a plain conversation.
- Shasta Lake is north of Redding, toward the dam and the lake. Central Valley, Project City, and Summit City are names people still use. Say the name you use. The address is what we need.
- Red Bluff is farther south, in Tehama County, and it is the county seat. It is the same freeway and the same kind of sale. The county page is Tehama County.
- Cottonwood sits between Anderson and Red Bluff. If that is the closer name, use it.
The wider Shasta County map, including places off the freeway exits, is on our Shasta County page. If you are not sure which city name the post office uses, the street address is enough.
What to settle before anyone signs
- Who has to sign? If you are not sure, ask your own attorney rather than guessing. A cash offer does not decide that.
- Is there a mortgage, a property-tax bill, or another lien that has to be paid at closing? Escrow orders those figures. You should see them before you decide.
- Does the closing date fit the move you actually have? You help choose that date. It is case by case.
- Are you asking to stay after closing? That is handled case by case. We do not promise a rent-back. If a stay is agreed, it goes in writing through escrow.
- Is the home a manufactured or mobile home in a park? We buy those homes only when they sit on their own land.
- Would you rather list the house and hold showings? You still can. Asking us for a number does not lock you into a sale, and it does not put a sign in the yard.
Questions people along I-5 ask about skipping showings
Do I have to hold an open house or let other buyers walk through?
No. A cash sale with us does not use public showings or an open house. We arrange a visit so we can see the house. That visit is for us. Your neighbors are not invited, and the rooms are not posted as a listing while you decide. The full path is on how we buy houses.
Is your visit the same thing as a showing?
No. A showing is an appointment for someone shopping a listed house. Our visit is one appointment, or another if the property needs a second look, so the written offer matches the house as it sits. You pick the time. You do not have to stage the rooms.
What are the steps, in order?
A call or the form, an arranged visit, a written cash offer you do not have to accept, then title and escrow if you do accept, then closing day. The longer page is how we buy houses. Redding is on our Redding page, and the county is on Shasta County.
Do I get to choose the closing date?
Yes. You help choose a closing date that fits your move. The date is case by case. It is not one date we assign to every seller along I-5. Ask for the date you need before you sign.
How soon can closing happen?
When the timing works, we can close in as little as 7 days. If you need a later date, say so. A title question, a missing signature, or a payoff that is still being confirmed can move the date. We will tell you if that happens.
Can I stay in the house after closing?
Staying after closing is handled case by case. We do not promise a rent-back. The closing date is the first place to get time. If a stay after that date is agreed, it is put in writing through escrow. Ask before you sign. See what sellers ask before counting on a stay.
Who pays the closing costs?
We pay both the buyer's and the seller's closing costs. You do not pay an agent commission to us. A mortgage payoff, if one is owed, is paid through escrow. See how we buy houses. Paying those costs does not add a stay after closing.
Are you the buyer, or do you pass the contract to someone else?
We are the buyer. NorCal Home Offer buys the house and closes with you. We are not a wholesaler. You are not handed to a different buyer partway through.
Do I have to repair or empty the house before you will look?
No. We buy the house as it sits. You do not have to paint, repair, or empty the rooms so they will photograph. Take what you still want. What you are leaving can stay.
Do you buy mobile homes along I-5?
Yes, when the home sits on its own land. We do not buy homes in parks. See mobile homes on your own land.
Is this legal advice?
No. This article is not legal advice or tax advice. Who can sign, what a payoff means, and how a sale is taxed depend on your situation. Talk with your own attorney, lender, or CPA.
