Thinking About Selling in Shasta County? Here's the October 2026 Market

Data source: Altos Research, Shasta County, CA Local Market Report (single-family homes), dated Monday, October 19, 2026.

If you own a home in Redding, Anderson, Shasta Lake, Palo Cedro, or anywhere else in Shasta County and you're wondering whether now is a good time to sell, the numbers can help. Here's what the latest Altos Research report shows, explained in plain language.

The Market Is Cooling

Altos measures the market with a "Market Action Index." It compares how fast homes are selling with how many are for sale. This week Shasta County scored 33, down from 34 last month. That still counts as a "Slight Seller's Advantage," but Altos says the market has been cooling over time and prices have flattened out.

Here are the key numbers for single-family homes:

What Those Numbers Mean for You as a Seller

It takes longer to sell. Half of listed homes have been on the market 70 days or more, and the average is 125 days. That's two to four months of mortgage payments, utilities, taxes, insurance, and upkeep while you wait.

Many sellers are cutting prices. Four out of every ten listings in Shasta County have already lowered their asking price. Only 1% have raised it. If you list, there's a real chance you'll be asked to come down too.

Some homes don't sell the first time. About 13% of listings are relisted, which usually means the first attempt didn't work out.

More competition. With 590 homes for sale and inventory going up, your house is competing for the same buyers as everyone else.

How It Breaks Down by Price

Altos splits the county into four equal price groups:

Older, smaller homes in the bottom group still move the fastest. Larger homes on acreage take the longest. If your home needs repairs, or it's older and hasn't been updated, the listing route can mean even more time and more price cuts while buyers shop the move-in-ready homes.

Listing vs. Selling for Cash

Listing with an agent is a great choice for many homeowners, especially if your home is in good shape and you have time to wait. But it isn't the only option. Selling directly to a local cash buyer can make sense if:

At NorCal Home Offer, we buy houses in Shasta County as-is. You don't have to clean, fix, or list. You pick the closing date, and we can close in as little as 7 days if you need to move fast.

The Bottom Line

Shasta County is still slightly in the seller's favor, but it's slipping. Homes are sitting longer, inventory is growing, and 40% of sellers have cut their price. Knowing these numbers helps you choose the path that fits your timeline and your home.
